[jadmin] Problems Starting Server - XML Syntax errors

I'm trying to install the Jabber2 server / deamon on a FreeBSD box. I used
the ports system to get everything initially installed. I then followed the
documentation and edited the sm.xml and c2s.xml files as needed for my
database, domain, and port information.
I have also set up the mysql database and edited the my.cnf file to use utf8
for the default charset.
My problem is that when I try to start the server (/usr/local/bin/jabberd
-D) I get several XML syntax errors. The research I've done so far pointed
me to mysql tables needed charset of utf8, but that didn't seem to fix the
problem. I'm at my wits end. I've attached the output of the command above
below. Any insight as to what I'm missing would be greatly appreciated. Even
links to helpful sites would be great.
